"When my wife, myself, and our 7 month old returned home one evening after work we noticed our heater had stopped working. Keep Your House Dry During Spring and Summer Travel

With warm weather on the rise, it's no doubt that you'll be planning plenty of fun in the sun this spring and summer. Before you embark on the vacation, be sure to prepare your property for your absence to avoid the chance of undected leaks and flooding while you're away.

At Mitch Wright, we know how frustrating it can be to deal with a leaky situation. Follow these simple steps to help prevent water damage while you're on vacation!

Look for leaks. Check the plumbing in your home from top to bottom for evidence of existing leaks and have them repaired immediately. Carefully investigate the pipes under every sink and check your water heater for suspicious cracks or rust spots. Be sure to check the hoses to your major appliances as well.

Clean out gutters. Make sure to clear out any leaves or debris from your gutters. Although clogged gutters have no direct correlation to plumbing issues, if runoff from your roof has nowhere to go it may cause damage to the roof that can ultimately lead to leaks, and i cases of heavy precipitation, flooding.

Find a house sitter. The best way to make sure that your house remains water-damage-free while you enjoy your vacation is to recruit someone to check on your home while you're away. Even the slowest drip can produce thousands of dollars in damage if left unnoticed. If a family member or close friend agrees to check in a few times throughout the week, any leaks can be detected early enough to minimize, if not eliminate, the potential for costly water damage. In case of an emergency, make sure that your designated house sitter knows where the water main is located, and has contact information for Mitch Wright, your vacation spot and your insurance agent.

Turn off the water main. Regardless of whether you have recruited a trusty house-sitter, it is always a good idea to make sure that the main water valve has been turned off and all pipes have been drained before you depart. This is especially recommended if you plan to be away for great lengths of time. To drain all pipes, run the water in each faucet and flush all toilets until the water runs outs.

Bonus Tip: Look into a leak detection system. If you are a frequent traveler, it may be beneficial to purchase a system that identifies leaks within your home, automatically triggering your water main to turn off. This can eliminate unpleasant (wet) surprises upon your return.

Door mats.
Be sure that each entryway to your home has a door mat. When people enter your home, various types of pollutants, chcemicals and dirt enter via their shoes. Encourage everyone to wipe their feet off well on the mat when entering to help keep dirt, pesticides and other toxins at the door.

Clean HVAC filters.
Dirty hvac filters can lead to poor indoor air quality. It's important that filters are replaced or cleaned once a month, especially when you're using your system the most.

Beware of products.
We all like our house and clothes to smell clean and fresh, however, most air fresheners and detergents are jam packed with chemicals that may be affecting your indoor air quality. Soy candles are a great alternative to have house smelling pleasant without harming your family.

Fresh air. 
One of the best ways to rid your home of air pollutants is to open up the windows and let the fresh air in. However, be sure the pollen and humidity levels are low when doing so.

How To Refresh Your Garbage Disposal

Picture this. You return home from a night out and smell something funny in your kitchen. First, you check the refrigerator to see if perhaps leftovers have spoiled. Next, you head for the garbage can but it doesn't appear that the odor is coming from there either. At last you head over to your sink and figure out that the nasty smell is coming from your garbage disposal! 

Should you find yourself in this situation, don't panic! There are a couple of ways to refresh your system and have it smelling fresh and clean in no time. Check out a few tips below.

Citrus. 
Citrus is a great way to freshen your system and clear up the nasty odor. If you have lemons, limes, oranges or any other citrus lying around, chop it up and send it down your system. Turn the cold water and your system on and let it run for a few minutes. This should do the trick. 

Mixture.
If the citrus doesn't seem to be doing the trick and the foul odor is still lingering in your kitchen, pour a half cup of baking soda down your disposal followed by a cup of white vinegar. Leave the mixture sit for approximately five to ten minutes and then turn on the hot water and run your system.

Ice cubes.
It's likely the odor from your disposal could be from built up debris and grime. Toss two cups of ice cubes down followed by a cup of salt (sea or course). Run the cold water and turn on your system until the ice is no longer visible.
